Our Approach

A clear path from first conversation to final delivery.

Justiniano Development & Construction (JD&C) approaches each project with a defined process built around clarity, coordination, and accountability—bringing owners, designers, consultants, and trade partners together around a shared path forward.

  1. Understand the Vision

We begin by listening—understanding the client’s goals, priorities, property, budget expectations, and what the finished project should accomplish.

  2. Assess & Define

We evaluate the project requirements, clarify the scope, and identify early site, permitting, zoning, design, and technical considerations.

  3. Design & Align

We coordinate with the owner, architect, engineers, designers, and consultants as needed to keep design intent, constructability, cost, schedule, and long-term goals moving in the same direction.

  4. Plan & Procure

Before construction moves forward, we establish the schedule, logistics, selections, trade scopes, permitting needs, procurement strategy, and long-lead requirements.

  5. Build & Communicate

We lead construction through active field coordination, clear communication, documented decisions, quality control, safety, and accountability across the project team.

  6. Inspect & Refine

As the project nears completion, we review the work, coordinate required inspections, resolve outstanding items, and make sure the details are ready for turnover.

  7. Deliver & Stand Behind It

We complete the handoff, organize closeout documentation, review the finished project with the owner, and remain accountable for the work we deliver.

Project Delivery

Different projects call for different delivery methods.

The right delivery method depends on the project, the owner’s priorities, the design team, schedule, budget, and the level of collaboration needed throughout planning and construction.

JD&C works with owners and project teams to establish a delivery approach that clearly defines responsibilities, supports coordination, and aligns with the needs of the project.

  • Design-Bid-Build

A traditional delivery method in which the owner contracts separately with the design professional and the contractor. The design is generally completed before contractors bid or propose on the work, followed by construction under a separate construction contract.

  • Design-Build

An integrated delivery method in which the owner contracts with a single design-build entity responsible for both design and construction. This structure allows design and construction to be coordinated within one team, with licensed design professionals providing the required architectural and engineering services.

  • Construction Management at Risk

A collaborative delivery method in which the owner engages the construction manager during design to provide preconstruction input on cost, schedule, constructability, logistics, and procurement. The construction manager then assumes responsibility for delivering the construction work, typically holding the trade contracts and taking construction performance risk.

A Consistent Standard

The delivery method may change.
The way we approach the work does not.

Every project is different in scope, team, complexity, and delivery structure. JD&C brings a consistent approach centered on understanding the project early, making clear decisions, coordinating the right people, and following through from planning to final delivery.

The way a project is structured may change. The principles behind how we work do not.
